So let’s take a look at the top sales of Rosebank. First we have the sale of 77 Wadsworth Avenue in October for $590,000. This home was constructed in 1945 on approximately four thousand square feet of property and has about twenty-three hundred square feet of living space. The second top sale was for a condominium unit. This was the sale of 54 North Drive in November for $369,250. The condominium was built in 1979 on more than two hundred thousand square feet of land. The actual unit has about seven hundred square feet of living space.

On the affordable end of the price scale was  a unit in a cooperative housing complex. This is one of Staten Island’s larger mid-rise condo complexes, which is located on Maryland Ave. right along the waterfront. This particular unit is located at 420 Maryland Avenue #2D and was sold in November for $135,000. This cooperative complex was built in 1974.

On the South Shore of Staten Island is where you can find the community of Huguenot. This neighborhood runs from the waterfront inland. It is filled with a wide range of homes, which also means that there is a wide range of prices. Huguenot’s waterfront provides a nice secluded area where there is little noise pollution from the streets and a number of homes the fall into the luxury home segment. One of the highlighted parks in this neighborhood is Wolfe’s Pond Park. Another more prominent city owned park is also a Golf Course, appropriately named for is location on Staten Island is The South Shore Golf Course and Country Club. It happens to also be the largest city owned parkland on Staten Island’s South Shore.

The top sale for Huguenot was a new construction two-family home. This was the sale of 821 Edgegrove Ave., which sold for $763,687 in November. This home was constructed in 2011 on about forty-one hundred square feet of property. The interior of the home is nicely sized at about twenty-seven hundred square feet of living space. The next top sale was in October for $730,000. This is a two-family home at 615 Sinclair Avenue that was built in 1970. On the lower end of the price chart in Huguenot was the sale of 40 Hawley Avenue. This single-family home sold in October for $300,000. It was constructed in 1965 on four thousand square feet of property and with eight hundred and forty square feet of living space.

The top sale for Woodrow was in September for $700,000. This was the sale of 1035 Sinclair Ave., which is one of the older luxury homes in the area. The Silver Lake neighborhood is on the North Shore of Staten Island. This neighborhood was named after the lake that was created there, and it is the largest body of freshwater on Staten Island. One of the best features in Silver Lake is Silver Lake Park, which offers tennis courts, a golf course, a baseball field, a playground, walking/running trails, and fishing. This neighborhood offers elegant Victorian and Colonial style homes. There are also Condominiums, Tudor Mansions, and Federal-style homes in this area. So let’s look at some highs and lows, as far as prices are concerned, in Silver Lake Staten Island.
 
The most notable sale for this area was in August for $895,000. This was the sale of 20 Silver Court, which is a newly constructed home. This single-family home was constructed in 2006. It was built on approximately fifty-five hundred square feet of property and has about thirty-seven hundred square feet of living space. The home is located in area of Silver Lake that is often referred to Silver Lake Court, which is a conglomerate of streets that sits just north of Silver Lake Park and south of Forest Ave. It’s a community that goes highly unnoticed, but the aesthetic quality of this area is really something to behold.

Several blocks away, and filled the second priciest slot in the report, was the sale was of a single-family home built in 1920 at 14 Parkview Place.This home sold in November for $729,000. It has a living space of about thirteen hundred square feet and was built on seventy-eight hundred square feet of property.
 
On the more affordable side of the price spectrum, the sale of a condominium unit at 215 Hart Boulevard #3A. This unit sold for $175,000 in August. The art-deco  condominium building on Hart Blvd. was built in 1931 on approximately seventeen thousand square feet of land.The interior of this particular unit measured up at approximately eight hundred square feet of living space.

Mid-Rise Condos on Lincoln Ave. in Grant City, Staten Island

Grant City is the place to feel like you are living in a traditionaly developed town on Staten Island. It contains grid patterned streets that are lined with trees. It also has a nice blend of residential and commercial buildings. Grant City has mix older style homes, although there are limited amount modern detached homes, semi-detached homes. As far as condominiums it feature one more notable mid-rise condos on Staten Island located on Lincoln Ave. and Colfax Ave. This is also a great place for commuters with easy access to express buses into the city, as well as the Staten Island Railroad to the Staten Island Ferry. Just for the record, New York City still classifies certain Staten Island neighborhoods differently. This report is no exception as some of the recorded sales were in the Dongan Hills community. Instead of upsetting the applecart here, we will give you them as it was reported by New York City.

So, let’s take a look at the more notable sales for Grant City. At the top we have a two-family home that sold for $840,000 in November. This home is located at 204 Jefferson Avenue and was constructed in 1994. This home has a spacious property size of six thousand square feet and has a spacious interior living space of thirty-four hundred square feet. Following this sale was the sale of 83 Grant Pl. in October for $512,000. This single-family home has about half the property size at thirty-seven hundred square feet. The interior living space has about fifteen hundred square feet.

Almost dead-center on Staten Island, New Springville has become one of the most popular places to be, aside from in St. George, its a community that has the highest concentration of Condominiums.  During the latter half of the twentieth century, the neighborhood developed quite a bit from its rural past.  Once the Verrazano-Narrows Bridge opened in 1964, many attached and detached homes were built, in addition to condominiums.  Putting these lovely houses aside, in 1973, the Staten Island Mall opened in the area.  Today, there are a number of high-ranches and plazas surrounding the Mall.

The top sale for New Springville was in October for a two-family home that sold for $525,000. This home is at 30 Bowdoin Street and was constructed in 1970. There is about twenty-five hundred square feet of interior living space on forty-two hundred square feet of property. The following top sale was in September for $461,000. This is another two-family home at 8 Rockville Avenue, which was also constructed in 1970. This home is just slightly smaller; it is situated on four thousand square feet of property and has about twenty-five hundred square feet of living space.

The lowest sale was for $140,000 in the beginning of October at 80 Richmond Hill Road #5H, which is generally considered Heartland Village, but New York City does not classify it as such. It is a condo that was built in 1988 and only has seven hundred square feet of living space.

The neighborhood of Oakwood is situated on the eastern shore of Staten Island.  It is separated into two sections: Oakwood Heights and Oakwood Beach.  Oakwood Beach, as you can guess is a seaside community, while Oakwood Heights is a bit further from the ocean and includes some of the grander homes of the neighborhood.  Both communities, however, have a variety of housing options, such as Colonials, condominiums, garden apartments, one- and two-family houses, townhouses, and several victorians.

So let’s take a look at the most notable sale for Oakwood. In September, 42 Leeds St. was bought for $560,200. This is a single-family home that was constructed in 1925 on five thousand square feet of property. The interior living space for this home is about eighteen hundred square feet. Next, the sale of 29 Penn Avenue is not far off from the top sale, which was sold for $560,000 in August. This is a two-family home that has slightly less than eighteen hundred square feet of living space. It was constructed in 1955 on forty-five hundred square feet of property.

The lowest sale for this area was $358,800 in October for 25 Ithaca Street. This single-family home was constructed in 1994 on around twenty-two hundred square feet of property. The interior living space is about thirteen hundred square feet.

Prince’s Bay, whose name had been confused over the years as Princess Bay and Princes Bay, is one of the lovelier communities of Staten Island.  Throughout the eighteenth- and nineteenth-centuries, it catered to men who were in the business of harvesting oysters, as the waters neighboring the community were great for this occupation.  These men, who had become wealthy from their business, built their expansive houses along the shoreline, where some may still be seen.  Aside from these historic houses, many newer homes have been constructed during the past few decades in this seaside community.

The top sale in the Prince’s Bay area was for $1,150,000 in August. This was the sale of 195 Vail Avenue, which is a single-family home that was constructed in 1989. This spacious home has three thousand square feet of interior living space and was built on ten thousand square feet of land. The sale pulling in behind this home sale was newly constructed in 2010. This is a single-family home at 56 Foster Road that sold for $755,541 in August, as well. This new construction was built on about forty-nine hundred square feet of land and has about twenty-eight hundred square feet of interior space.

Home on Johanna Ln. Prince's Bay Staten Island

The home sale that pulled in at last was sold in October for $315,000. This was the sale of 44 Goff Avenue. The single-family home was constructed in 1920 with just over eleven hundred square feet of interior space and was built on just over ninety-four hundred square feet of land.
