Amazing 20 foot wide condo in Rossville

When it comes to condominiums, the idea that they are small usually resonates with most potential buyers-not to mention dismissing the notion of owning a condo based on a variety of other factors like maintenance costs and such. While it might be true in certain instances, it’s surely not with our latest listing located on 35 Arrowood Dr.

See the complete listing for 35 Arrowood Dr.

First let’s start with the homes dimensions: it stands at 20 feet wide and 35 feet deep. Basically, that’s unparalleled by many semi-attached homes on Staten Island, which

usually don’t exceed more than 18 feet wide–and even that stands on the larger side. So, if your emphasis is size, there is little in the way of accomplishing that in this particular condo. As a matter of fact, this unit happens to be an end unit, making it rare for both size and availability within the Woodbrooke Estates community.

Size alone isn’t just this home’s selling point; it’s an assortment of great factors that make the purchase of the home of particular value to its next homeowner.  The community itself provides an array of great features that are covered under the home’s maintenance cost. Let’s start with the Olympic sized pool, and never having to have the chore of maintaining your own pool. Part of owning that house includes having to foot the bill for electricity. If you haven’t owned a pool, it’s not fun picking up the blue colored envelope in the mail come July, August and September. Also, let’s not forget that the development also has a lifeguard assigned to the pool during the summer months.

Living Room of 35 Arrowood Ct.

The development also has a children’s playground, tennis courts, and provides the snow removal services during the winter months. Consequently, when you figure the costs of having to hire the associated services with a standard home, the cost for maintenance costs is rather nominal, which is approximately $250 a month.

Let’s look at the home itself: outside you will find that the current homeowner took a great amount of time keeping the landscaping manicured to near perfection.  The home, like I stated earlier, is an end unit.  So not only does it have a front yard, it also has a side and backyard. Speaking of, the back yard is as large as you’ll find in the development.  The condo’s backyard is accessible from sliding glass doors from the basement. The yard also has a paver patio next to the home, with the benefit of an almost new retractable awning.

Let’s look at what this home has from the point of entry, which is of course the front door. Upon entering, it brings you to the combination living/dining room. This is where the 20

foot wide end unit shows its prowess over other units within the condo development. First the space gives you the feel of a completely open layout. Even if you’re hosting a number of guests, the space won’t have you or your guests feeling cramped.  Not to forget mentioning the unit being an end unit, natural light is able to spill in from the home’s side window. It’s a feature that enhances the unit’s openness.

The home has received tens of thousands in upgrades.

Just off the dining room you will find the home’s completely renovated ½ bath. While we’re on the renovation of this bathroom, let’s look at some of the

Living Room of Home on Rolling Hill Green

Living room/Dining room of home on located Rolling Hill Green

In 1970, Mayor Lindsay announced a proposal for the City’s first large-scale planned-unit development. This development, known as Village Greens, was originally planned to consist of nine “villages” of looped, one-way streets, which would be occupied by townhouses. For reasons unknown, possibly due to financial constraints, the community was built with fewer “villages” than expected. But that wasn’t the case with this particular development, which is what makes this area so unique. While the remaining streets may not be included in the community, they still have their own wonderful features and are just as beautiful as the Village Greens.

Impeccable describes this Great Kills Staten Island home that just came on the market.

Valerie Bartolone with RealEstateSINY.com adds yet another amazing semi-attached home in Great Kills into her listing portfolio.

Living Room of Abingdon Ave. home for sale

The homes living room offers up a great ambiance for both its owners and guests

One thing I’ve learned about the neighborhood of Great Kills is that the word “Great” does not refer solely to the body of water which it was named after. Rather, it refers to the variety of opportunities homeowners have just by living in the neighborhood. There is a diversity of housing options, a number of transportation options, and many places to shop and eat, which all cater to the community’s residents. It is in this wonderful neighborhood that you will find our newest—and equally as wonderful—listing: 303 Abingdon Avenue.

As you pull into the driveway, you will find a beautifully-maintained garden in front of the

house. Once you enter the home, you will find a large coat closet to your right.  To your left, you will be greeted with a large, framed opening for borrowed light, where you can look into the living room. Just from the view, you can see how warm and inviting this room is, with its lovely bay window. From here, you can step down into the freshly-painted family room, where you will find a half-bathroom and a closet. Next to this set of stairs, you can walk up to the formal dining room, which is just off the kitchen. In this eat-in-kitchen, you will find new maple cabinets, a ceramic-tiled floor, and windows, including a garden window above the sink.  In this room, you will also find a back door, where you will be lead onto a large deck. From here, you can walk down into the yard, which you will find has more than enough room for a pool. Back inside, you can step up to the area where you will find the huge master bedroom, which has His and Hers closets. You will also find the recently-renovated full

bathroom, which has a linen closet.  From here, you can step up to the next area, where you will find two more bedrooms. The first bedroom is average-sized, with a large window. The next also has a window, but you will find that it has plenty of room for a queen-sized bed.  In the basement of the house (yes, there is also a basement), you will find a large, semi-finished room.  Here, you have your basic utilities, as well as a washing machine and a dryer.

The exterior of the house was given a new roof and heating and cooling system in 2000. Three years later, the siding was redone.  If you thought it couldn’t get any better than this, just wait.  Throughout the house you will find hardwood flooring, crown molding, and recessed lighting.  You will also find that the windows you have admired are Anderson windows and the appliances you are equipped with are stainless steel appliances.  This beautiful home is also equipped with an alarm system.  With everything you’ve heard about the house, I’d say it’s move-in ready, wouldn’t you?

You wouldn’t have to worry about your kids getting to school, or having to sit in traffic while traveling to work in Manhattan, as there are a few buses in the area catering to these causes. One block to the left of the house, on Armstrong Avenue, you will find two express buses: the x7 and the x8, which travel into Midtown and Lower Manhattan, respectively. If you walk up to Arthur Kill Road, you can access the s74 bus stop, where you can take the bus to the St. George Ferry Terminal or the Bricktown Mall, and the x15, where you have yet another bus that travels into Lower Manhattan. Further northwest, you also have the Eltingville Transit Center, where you have a handful of other local and express buses.

Another thing you need not concern yourself with is educational options. Some of the best schools are located in the area—you just have to call your local public school to find out which school your child may be zoned for.  Some of the public schools include P.S. 32, at 32 Elverton Avenue; I.S. 24, at 225 Cleveland Avenue; and the College of Staten Island High School for International Studies, at 100 Essex Drive. The Catholic schools in the area include the St. Clare School, at 151 Lindenwood Road; St. Patrick’s School, at 3560 Richmond Road; and Monsignor Farrell High School, at 2900 Richmond Road.  Then, you also have a number of private schools, including the Eltingville Lutheran School, at 300 Genesee Avenue; the Rabbi Jacob Joseph School, at 400 Caswell Avenue; and the Francis School, at 4240 Amboy Road. The schools mentioned here should only be used as a point of reference and may not be those this particular home is zoned for, nor its attendance eligibility requirements. Consult your local public school board or administration for specific attendance requirements for this or any home you are considering to purchase.
