How long does it take for a buyer to start forming an opinion of your home? What do you think….minutes? Try seconds! As they pull up the block the wheels are spinning. The wheels kick into high gear as they look for a parking spot, and so it begins. Is this the home for me? If they can’t park the car, they are not coming in. Make it easy for your potential buyer. If possible keep the spot in front of your home clear so they are able to pull right up. Ah, they think…how easily we found a spot…that’s one point for you the homeowner and for your home.
As buyers step out of their easily parked car they begin to take notice of how you maintain your property. It doesn’t matter if you have sprawling land or a little patch of grass, take the time to weed, sweep and plant a few seasonal flowers. Do what ever it takes to make your home say welcome. Get rid of planters that don’t have plants in them. If they are empty and just collecting water….to the trash they go. Speaking of trash, have
your pails put away in a secure area. If you have a garage put them in it, or even just behind a fence.
Now you’ve got the buyers attention, they are in your home. Their eyes are everywhere.
While your home is on the market, it is time to hunker down. No excuses. No second chances. If you are not using it, put it away. When a buyer walks through your home you don’t want them to be distracted by nick-nacks or chatchkies. Make your mantra “A place for everything and everything in its place.” Finished dinner, do the dishes. Folded the laundry, put it away. Hang up the coats, clean off the counters, scrub the tub…it all matters.
Sometimes you may have the luxury of 24 hours notice, others times that is just not possible. You never want to have to pass up a showing because of a messy house and yet you never want to show a messy house. You see when it comes to first impressions, it’s not that the buyer can’t understand the cluttered or disarray in front of them, you just don’t want to give the impression that things they can’t see may have also been neglected.
Your homes first impression maybe your last, so make it count.

May 5 Staten Island
Mortgage rates are precipitously on the decline. They have continued to fall over the past couple of weeks. The 30-year fixed rate and the 15-year fixed rate both made new record lows this week. The 30-year fixed rate dropped to 4.05% and the 15-year fixed rate dropped to 3.25%. Meanwhile, the 5-year adjustable rate fell to 3.02%, which is the record low from February 2nd.
With mortgage rates so low, the prices of homes low, and the price of rent rising, this is the best time to buy a home. You may even be able to get a decent-sized home for the same amount that you were paying in rent. In the neighborhood of Tottenville, you will find a handful of streets which are all comprised of custom-built houses. Yesterday was a picture perfect, albeit a bit on the cooler than average day. But thanks to this videographer who braved the briskness of the day, we were able to see the progress of construction of the new Freedom Tower in New York City. However, the video gives a viewer a taste of what it is like aboard Staten Island’s most iconic symbol.
Read moreMortgage rates dropped again this week, surprisingly. The 30-year fixed rate and the 15-year fixed rate both fell to record lows. The 30-year fixed rate is at 4.09% and the 15-year fixed rate is at 3.28%. The 5-year adjustable rate dropped to 3.03% this week, which is one hundredth of a percent above the record low of 3.02% on February 2, 2012. These drops are mostly due to the Federal Open Market Committee, but also have to do with the European debt crisis.
The Federal Open Market Committee met on Wednesday, April 25th, to discuss its policies. The Fed stated that they want to achieve maximum employment and price
stability to help the economic growth, so they are taking an accommodative stance for monetary policy. At the policy meeting they decided to continue putting money back into mortgage-backed securities. Besides reinvesting in mortgage-backed securities, they are going to keep the federal funds rate between zero and a quarter percent, as well as some other policies to help the economic recovery. Both of these policies are helping keep mortgage rates low.
Europe is still going through their debt crisis and most likely won’t be settled for a while. Since Europe is still having problems, investors have been investing their money in U.S. Treasury bonds and mortgage-backed bonds. As long as people continue to invest in these bonds, the yield will stay low or fall. Mortgage rates tend to go with the curve of the yield, so if they stay low, so will mortgage rates for the most part.
With the rates dropping for the third week in a row, they will most likely stay around where they are now. Until the economy starts to recover and the European debt crisis starts to dissolve rates will not be spiking too high in the near future.

Gorgeous houses are hard to come by—especially at great prices. If you look in New Jersey’s Monmouth County, however, you will find just that. Video has become a trending topic in the social media sphere…and some peoples nightmarish sensitivity to big brother.
While the video looks about as authentic as a full fledged news program it turns out to be a complete and udder hoax. However, this well crafted and quietly humorous segment has a number of people actually believing it. However, as you watch the titles scrolling with additional news headlines along the bottom of the screen (this at about the time the host turns to a panel of guests), they are ridiculous to say the least. Not to mention some of the off beat comments.
However, this carefully crafted PR job may require you to watch the clip several times before noticing some of these sublime messages. Whos behind it, and what they were trying to accomplish with this “News” clip…. Hmmm….another social media website? No fear, its not true.
