Since the late nineteenth century, a crossing between Staten Island and Brooklyn was a common topic of discussion amongst officials working in transportation facilities. In 1888, a tunnel between the two boroughs was actually announced by the Baltimore and Ohio Railroad. However, the project never saw fruition due to financial difficulties. Throughout the twentieth century, many more proposals were made for tunnels and even bridges connecting the two.
Did you know that decades before the Verrazano-Narrows Bridge was built, the construction of a tunnel between Staten Island and Brooklyn was started? Stately Home in Staten Island Silver Lake Court Neighborhood
The Silver Lake neighborhood is on the North Shore of Staten Island. This neighborhood was named after the lake that was created there, and it is the largest body of freshwater on Staten Island. One of the best features in Silver Lake is Silver Lake Park, which offers tennis courts, a golf course, a baseball field, a playground, walking/running trails, and fishing. This neighborhood offers elegant Victorian and Colonial style homes. There are also Condominiums, Tudor Mansions, and Federal-style homes in this area. So let’s look at some highs and lows, as far as prices are concerned, in Silver Lake Staten Island.
The most notable sale for this area was in August for $895,000. This was the sale of 20 Silver Court, which is a newly constructed home. This single-family home was constructed in 2006. It was built on approximately fifty-five hundred square feet of property and has about thirty-seven hundred square feet of living space. The home is located in area of Silver Lake that is often referred to Silver Lake Court, which is a conglomerate of streets that sits just north of Silver Lake Park and south of Forest Ave. It’s a community that goes highly unnoticed, but the aesthetic quality of this area is really something to behold.

Several blocks away, and filled the second priciest slot in the report, was the sale was of a single-family home built in 1920 at 14 Parkview Place.This home sold in November for $729,000. It has a living space of about thirteen hundred square feet and was built on seventy-eight hundred square feet of property.
On the more affordable side of the price spectrum, the sale of a condominium unit at 215 Hart Boulevard #3A. This unit sold for $175,000 in August. The art-deco condominium building on Hart Blvd. was built in 1931 on approximately seventeen thousand square feet of land.The interior of this particular unit measured up at approximately eight hundred square feet of living space.

Read moreMortgage rates have jumped back up slightly, this week. The 30-year fixed rate went from the record low, of 4.10% to 4.16%. The 15-year fixed rate went up 0.03% to 3.38% and the 5-year adjustable rate went up 0.09% to 3.12%.
Last month the sale of previously owned homes has picked up at a very fast rate. This
hasn’t happened in almost two years now. It has increased by 4.3 percent generating 4.57 million units purchased, from December. Generally, purchased units are around 6 million, for a healthy number of sales. This shows that the amount of homes being purchased is starting to go up and is a good sign for the spring buying season.
With rates being low a lot of people are refinancing their mortgages. Last week, Freddie Mac released their refinance activities report. The report showed that the number of refinancers who have switched from a 30-year fixed mortgage to a 15-year fixed mortgage is the highest it has been in 8 years.
Mortgage rates are fickle, being pushed up or down by many different variables. However, this week Iran and now Syria are becoming serious international concerns, and may weigh negatively on the economy, more specifically oil prices. The rates will stay around where they are for now, but may come down a bit on growing concerns in the Middle-East.

As you walk in the front door, you will be on the porch, which leads into a beautiful house
lined with walnut molding and oak flooring. Once you are further into the house, you will find yourself in a beautiful living room with French doors to your left. These French doors lead to the cozy family room. Across from these doors, on the other side of the living room, is the dining room, which has a wonderful stained-glass window. At the end of the room is the new three-quarter bathroom, with the kitchen beside it. Inside the kitchen, you will find yourself equipped with cherry wood cabinets and a stainless steel stove, refrigerator, microwave, and dishwasher. Once you have finished your tour of the first floor, you can either ascend or descend the stairs. If you go down the stairs, you will be lead into the two-room partially finished basement. If you ascend the stairs, you will be lead to the second floor. First, you will find the master bedroom, which is bright and sunny with hardwood flooring and large closets. Further down the hallway, you have two more bedrooms which, like the rest of the house, have oak wood flooring and walnut molding. Past these rooms is the full bathroom, which has new basket-weave tiled flooring.
Now that you have finished your tour of the interior, you can go back outside and see what you may have missed before you entered the house. On the left side, you will find a driveway which leads to a detached garage. Here, you have more than enough room to fit three cars. Around the back of the house, you will find the fenced-in yard. Back around the front of the house, you will notice that the street you are on is beautifully tree-lined—a wonderful street to live on.
It’s astounding to think that you’re so close to Amboy Road because the street is so lovely and seems to bring you to an entirely different world. However, being so close to Amboy Road isn’t all that bad. There are many places to shop and eat, and you are right near the post office. There are also a few buses that run along Amboy Road: the s59, which travels to Port Richmond and Tottenville; the s78, which travels to St. George and the Bricktown Mall; and the x22, which takes the Goethals Bridge to get to its destination in Midtown Manhattan.
In addition, you also have a number of schools in the area for your children to attend. P.S. 1, at 58 Summit St., and I.S. 34, at 528 Academy Avenue, are just a couple of the public schools in the area. The nearest Catholic schools are the Our Lady Help of Christians School at 23 Summit Street, ad St. Joseph by the Sea High School, at 5150 Hylan Boulevard. In addition to these, you also have a number of private schools, such as the Staten Island Montessori School, at 500 Butler Boulevard; Gateway Academy, at 200 Boscombe Avenue; and Yeshiva of Staten Island, at 1870 Drumgoole Road East. Soon, you will read our next report about the Working West Shore 2030 plan, which was released late 2008, much earlier than the most recent North Shore Plan. While the West Shore plan was released much earlier, we’ll look at the most recent North Shore plan this past December. So, we’ll work a bit backwards. We did this because the North Shore plan was a bit more ambiguous than the West Shore plan and wanted to look into it with a bit more detail. While some have been critical of the West Shore Plan, however, by far and large, it was an excellent plan, and well detail why it works so well. So, on to the North Shore plan which was put together buy the New York City Economic Development Corporation and the Department of City Planning, whom look to take on the next chapter of Staten Island real estate development.
Since the report was recently released, not much research has been done to find out the needs of the North Shore, as opposed to the wants. Unlike the Working West Shore 2030 plan, North Shore 2030 does not have a complete Market Analysis Report—there is only an Executive Summary of the report currently available. While this may be, there is some pertinent information regarding land usage in the study area.
The study area is made up of five square miles along Staten Island’s North Shore. While this may be less than half of the West Shore’s study area, there are still big plans for these five miles. The areas which make up the study area are 0.7 square miles of the neighborhood of St. George, 1.5 square miles of the New Brighton and Snug Harbor area, 1.5 square miles of Port Richmond’s neighborhood, and 1.3 square miles of the Elm Park and Mariners Harbor areas.
The Market Analysis Executive Summary, which was released in February of 2009, explains what is to be expected in these areas over the next ten years. It does this by giving some insight as to the current conditions of the area. North Shore 2030: Improving and Reconnecting the North Shore’s Unique and Historic Assets was a study released in December of 2011. It explains the steps that will be taken to improve the study area.
The Executive Summary of the Market Analysis deals with the different aspects of the Real Estate Market. This includes maritime and industrial businesses, offices, residences, and retail businesses.

Oakwood Beach, as you can guess is a seaside community, while Oakwood Heights is a bit further from the ocean and includes some of the grander homes of the neighborhood. Both communities, however, have a variety of housing options, such as Colonials, condominiums, garden apartments, one- and two-family houses, townhouses, and several victorians.
So let’s take a look at the most notable sale for Oakwood. In September, 42 Leeds St. was bought for $560,200. This is a single-family home that was constructed in 1925 on five thousand square feet of property. The interior living space for this home is about eighteen hundred square feet. Next, the sale of 29 Penn Avenue is not far off from the top sale, which was sold for $560,000 in August. This is a two-family home that has slightly less than eighteen hundred square feet of living space. It was constructed in 1955 on forty-five hundred square feet of property.
The lowest sale for this area was $358,800 in October for 25 Ithaca Street. This single-family home was constructed in 1994 on around twenty-two hundred square feet of property. The interior living space is about thirteen hundred square feet.
