Kitchen at 47 Pearsall St., South Beach

South Beach is home to some of the most desired homes due to its proximity to the beach. It is in this area that you will find our latest listing, 47 Pearsall Street.  As you approach the home, you will find yourself in a serene setting on a private and quiet street.  Once outside, you will be awestruck by the beautifully-manicured front lawn leading up to the brick and vinyl home.

See the complete listing for 47 Pearsall St.

As you walk along the pathway to the house, you will find that the main façade is shielded by beautiful flora. As you walk up the pathway to the home, you will find a gate just before you.  Just past this you will see the entrance to the home on the left side of the house.

All brick front and new paver stone surround this well manicured home

Once inside, you will be lead into an updated kitchen.  Here, you are already equipped with a refrigerator, a dishwasher and a microwave.  Just past here is the dining area, with sliders to the deck.  On the deck, you will find steps leading to your magnificent back- and side-yard.  Back inside, you will find a comfortable living room to your left, followed by the bathroom. This bathroom is in excellent condition, with its lovely vanity and tiles.

Adjacent to the home’s living room and main bathroom you will find the master bedroom. This room was once used as two bedrooms, but has been converted into one to match the enormity of the rest of the rooms in the house.  Here, you will find a large, walk-in California closet and hardwood flooring.  From the outside, you may think this home is quite small, but once you pass the gate, you will find it to be quite large indeed, with a living space of 704 square feet—and we haven’t even mentioned everything, yet.  Underneath these rooms is the full basement.  While it may be unfinished, this tiled basement is quite large if you look past the plumbing for the kitchen and bathroom.

The surrounding neighborhood is just as wonderful as the house itself. You have great schools, a library and the Verrazano-Narrows Bridge right in the area, making your Manhattan commute a virtual breeze.  The street on which this house is located is right off of Olympia Boulevard, which is where you can wait at the bus stop for the local s52 bus. This bus will take you to the St. George Ferry Terminal or Staten Island University Hospital North, which is only about a half-mile away from the home. A quick trip to Father Capodanno Boulevard is the South Beach Park and Ride, where there are a number of other buses, including express buses into Manhattan.  Also, you also have plenty of places to shop and eat along nearby Sand Lane, which will also see its first Key Food, a major supermarket chain set to open later this year. A major supermarket will be a huge contributor to this very walkable community for those that call 47 Pearsall St. their next home.

The best part of living in this community, however, is the nearby Franklin D. Roosevelt Boardwalk which, on top of having many recreational facilities, including active recreational parks, is right next to the beach on Raritan Bay. For the Fishing enthusiast, the nearly new

The nearby South Beach Fishing Pier

South Beach Fishing Pier has been a staple for locals to enjoy over the several years. When you combine the home, its location, and most of all its price 47 Pearsall St. is one great package deal.

As you enter the house, you will be taken aback by the remarkable kitchen, which has polished granite all the way down to the floor and sliding glass doors, which lead to a 350-foot yard.  When you get to the second floor, you will see the ideal living room, which has high hats, hardwood floors, and a grand sense of comfort.  On the third level, you will find three beautifully-sized bedrooms, accompanied by an elegant designer bathroom.  The master

bedroom is huge, but it is unique, as it is quite cozy.  Here, you will be graced with the natural light coming from the half-moon window, which is above the entrance to the balcony.  Out on the balcony, you have the perfect view of the beach, where it will be easy for you to imagine that you are not in New York City.

The house, as you may have noticed, has a built in garage as well as a driveway.  For your convenience, the Verrazano-Narrows Bridge is close-by, by means of the Staten Island Expressway.  If you preferred  to take public transportation, however, the local s51 and s52 buses travel along Father Capodanno Boulevard, along with the x4, x5, x7, and x8 express buses.

In addition to the great transportation, being a parent in this area has its advantages, too.  There are several public, private, and Catholic schools in the area for your children to attend. Check with your local school board for

attendance eligibility and zoning requirements. Additionally, you have the comfort of knowing that your children will not have to travel far for recreation.  The home is near all the great facilities of the Franklin Delano Roosevelt Boardwalk and Beach, in addition to a few parks that are in the vicinity including Midland Beach and South Beach.  On the other hand, if you would rather stay home, the house’s yard has more than enough room to host parties, barbeques, and plain, old get-togethers.  All in all, this home is definitely worth it.

Ocean views and sea breezes are a welcome addition to the daily life experience inside the confines of New York City.

Can you imagine yourself living in Waterside?  Close your eyes for a moment and listen to the sound of the ocean waves as the sun seemingly follows your every move; the seagulls passing you by, flapping in the breeze.  Calm.  Serene, and relaxation from the daily hustle and bustle of what people may come to expect inside New York City boarders…  I call this a home of tranquility; this of is as a  staycation type of home; a home where a sea breeze and ocean views are a daily part of the experience.  See the complete listing for 413 Father Capodanno Boulevard.

Master Bedroom in South Beach Home

Walkout Balcony Overlooking the South Beach Waterfront

As you enter the house, you will find yourself in a beautifully polished granite kitchen with radiant heat and granite floors.  The sliding glass doors lead you to a 350-foot yard with juicy green, endless grass.  I’m thinking family, friends, barbecues and parties—or just plain relaxation.  On the second level is the ideal living room—soft, but outspoken.  It is large enough for comfort, with high hats and hardwood floors—captivating.  The third level consists of three beautifully-sized bedrooms, with an elegant designer bathroom fit for a King.  The master bedroom is unique; large, yet cozy.  The half-moon window captures the light leading to elegance.  You may walk out to a balcony where the sunset warms the soul and invites you to a new day.  This, my friends, is a special home.

Father Capodanno Boulevard, as you may already know, is parallel to the Franklin Delano Roosevelt boardwalk, which sits beside the ocean.  Along Father Capodanno Boulevard, you have a handful of buses to get you where you need to go.  The s51 and s52, which both come from the St. George Ferry Terminal, go to Grant City and Staten Island University Hospital, respectively.  By taking one of these which are bound for the St. George Ferry Terminal, you can easily transfer to another bus or get off at one of the train stations along Bay Street.  Furthermore, along the street, you have the x4, x5, x7, and x8 express buses.  The x4 and x8 will take you to Lower Manhattan, while the x5 and x7 will take you into Midtown Manhattan.  These buses all utilize the Verrazano-Narrows Bridge to get into the city.

There are plenty of schools in and surrounding the neighborhood of South Beach, which is where this wonderful house is located.  The nearest public schools are P.S. 39, at 71 Sand Lane; P.S. 46, at 41 Reid Avenue; Concord High School, at 109 Rhine Avenue; and New Dorp High School, at 465 New Dorp Lane.  If you would prefer to enroll your child in a Catholic school, the vicinity has the Holy Rosary School, at 100 Jerome Avenue; St. Joseph Hill Academy, at 850 Hylan Boulevard; St. Joseph’s Parochial School, at 139 St. Mary’s Avenue; St. John Villa Academy, at 57 Cleveland Place; and the Academy of St. Dorothy, at 1305 Hylan Boulevard.  Another private school nearby is the Staten Island Academy, at 715 Todt Hill Road.  Keep in mind, however, that while these houses may be conveniently close to the house, they may not be the ones your child is zoned for.  To obtain this information, you must contact your local public school board or school administration.
