A luxury home market is very much in play in Woodrow, Staten Island
The neighborhood of Woodrow is on the South Shore of Staten Island, and is right next to Huguenot. Many of the homes in this area were built around the 1980’s and there are also many newly-constructed homes as well. Woodrow offers some nice luxury real estate with spacious properties.
The top sale for Woodrow was in September for $700,000. This was the sale of 1035 Sinclair Ave., which is one of the older luxury homes in the area. This single-family home was built in 1984 on a sprawling piece of property of ten thousand and four hundred square feet. The interior of this home is also quite nicely sized at roughly twenty-five hundred square feet of living space. The next highest sale was for 46 Lynbrook Avenue in September for $685,000. This is a two-family home of newer construction, being built in 2001. The house was built on fifty-two hundred square feet of property, creating a nice yard. The interior of this home has thirty-six hundred square feet of living space.

The on the more affordable end on the price spectrum was the sale of 75 Lorraine Loop in November, which was negotiated to $316,000. This home was constructed in 1990 and is a single-family home. The house was built on approximately eleven hundred square feet of property and contains about twelve hundred square feet of living space.

Stately Home in Staten Island Silver Lake Court Neighborhood
The Silver Lake neighborhood is on the North Shore of Staten Island. This neighborhood was named after the lake that was created there, and it is the largest body of freshwater on Staten Island. One of the best features in Silver Lake is Silver Lake Park, which offers tennis courts, a golf course, a baseball field, a playground, walking/running trails, and fishing. This neighborhood offers elegant Victorian and Colonial style homes. There are also Condominiums, Tudor Mansions, and Federal-style homes in this area. So let’s look at some highs and lows, as far as prices are concerned, in Silver Lake Staten Island.
The most notable sale for this area was in August for $895,000. This was the sale of 20 Silver Court, which is a newly constructed home. This single-family home was constructed in 2006. It was built on approximately fifty-five hundred square feet of property and has about thirty-seven hundred square feet of living space. The home is located in area of Silver Lake that is often referred to Silver Lake Court, which is a conglomerate of streets that sits just north of Silver Lake Park and south of Forest Ave. It’s a community that goes highly unnoticed, but the aesthetic quality of this area is really something to behold.

Park Ct. Staten Island
Several blocks away, and filled the second priciest slot in the report, was the sale was of a single-family home built in 1920 at 14 Parkview Place.This home sold in November for $729,000. It has a living space of about thirteen hundred square feet and was built on seventy-eight hundred square feet of property.
On the more affordable side of the price spectrum, the sale of a condominium unit at 215 Hart Boulevard #3A. This unit sold for $175,000 in August. The art-deco condominium building on Hart Blvd. was built in 1931 on approximately seventeen thousand square feet of land.The interior of this particular unit measured up at approximately eight hundred square feet of living space.

Read moreMortgage rates have jumped back up slightly, this week. The 30-year fixed rate went from the record low, of 4.10% to 4.16%. The 15-year fixed rate went up 0.03% to 3.38% and the 5-year adjustable rate went up 0.09% to 3.12%.
Last month the sale of previously owned homes has picked up at a very fast rate. This
hasn’t happened in almost two years now. It has increased by 4.3 percent generating 4.57 million units purchased, from December. Generally, purchased units are around 6 million, for a healthy number of sales. This shows that the amount of homes being purchased is starting to go up and is a good sign for the spring buying season.
With rates being low a lot of people are refinancing their mortgages. Last week, Freddie Mac released their refinance activities report. The report showed that the number of refinancers who have switched from a 30-year fixed mortgage to a 15-year fixed mortgage is the highest it has been in 8 years.
Mortgage rates are fickle, being pushed up or down by many different variables. However, this week Iran and now Syria are becoming serious international concerns, and may weigh negatively on the economy, more specifically oil prices. The rates will stay around where they are for now, but may come down a bit on growing concerns in the Middle-East.

Then, of course, you have your private schools, such as the Rabbi Jacob Joseph School, at 400 Caswell Avenue, and the Francis School, at 4240 Amboy Road. If you ascend the stairs, you will be lead to the second floor. First, you will find the master bedroom, which is bright and sunny with hardwood flooring and large closets. Further down the hallway, you have two more bedrooms which, like the rest of the house, have oak wood flooring and walnut molding. Past these rooms is the full bathroom, which has new basket-weave tiled flooring.
Now that you have finished your tour of the interior, you can go back outside and see what you may have missed before you entered the house. It’s astounding to think that you’re so close to Amboy Road because the street is so lovely and seems to bring you to an entirely different world. However, being so close to Amboy Road isn’t all that bad. There are many places to shop and eat, and you are right near the post office. There are also a few buses that run along Amboy Road: the s59, which travels to Port Richmond and Tottenville; the s78, which travels to St. George and the Bricktown Mall; and the x22, which takes the Goethals Bridge to get to its destination in Midtown Manhattan.
In addition, you also have a number of schools in the area for your children to attend. P.S. 1, at 58 Summit St., and I.S. 34, at 528 Academy Avenue, are just a couple of the public schools in the area. The nearest Catholic schools are the Our Lady Help of Christians School at 23 Summit Street, ad St. Joseph by the Sea High School, at 5150 Hylan Boulevard. In addition to these, you also have a number of private schools, such as the Staten Island Montessori School, at 500 Butler Boulevard; Gateway Academy, at 200 Boscombe Avenue; and Yeshiva of Staten Island, at 1870 Drumgoole Road East. There are a handful of local and express buses that make their stops right on Hylan Boulevard, including a number of express busses ready to take you to Manhattan.
